What a false ceiling is for
A false ceiling exists to conceal services: air-conditioning trunking and the fan coil unit, electrical conduits feeding downlights, and sometimes plumbing on an upper floor. If none of those services need to cross that part of the ceiling, a full false ceiling is decoration rather than necessity, and a bulkhead over the run is usually enough. The height you give up
A false ceiling lowers the finished ceiling and the amount depends on what is being concealed. In flats with a lower slab height this is the decision that most affects how a room feels, which is why the aircon trunking route should be planned before the ceiling design, not after.
Cove lighting and the detail that dates
Cove lighting is built into the false ceiling and cannot be changed later without opening it up. The specification worth fixing in writing is the strip's colour temperature and its accessibility for replacement, because LED strip does eventually fail.
Inspection and access
Anything concealed above a ceiling should remain reachable: the fan coil unit needs servicing, and a concealed leak that has no access panel becomes a demolition job. Ask where the access panels are on the drawing, not on site after the fact.
