HDB Electrical Rewiring and Power Points

When an older flat needs a rewire, how circuits are counted, and who is allowed to do the work.

When a rewire is actually needed

A full rewire is a question about the existing distribution board, the number and rating of circuits, and the condition and type of the existing cabling — not about the age of the flat alone. It should be answered after opening the DB and inspecting, which is why a rewire quoted sight-unseen is a guess. TO FILL: rewiring scope by flat type

Counting points is how the quotation is built

Electrical work is quoted by the point: each socket outlet, lighting point, data point and dedicated circuit is a line. Comparing two electrical quotations means comparing point counts first and rates second, because the cheaper rate on fewer points is usually the more expensive job.

Licensed work

Electrical installation work in Singapore must be carried out by a licensed electrical worker, and that requirement is separate from the requirement that your renovation contractor be listed in HDB's Directory of Renovation Contractors (HDB).

Plan points against furniture, not walls

The most common regret in a completed flat is a socket behind a wardrobe. Points should be set out against the furniture layout after it is fixed, which is why the electrical walkthrough happens after carpentry drawings are approved, not before.

Tell us the flat, the scope and the timeline.

We will come back with a written, itemised quotation — supply, install, or supply-and-install stated line by line, so you can compare it against anyone else's.
