Reinstatement obligations are defined by the lease and the original handover condition, not by what feels reasonable. The document to read first is the fit-out drawing set the landlord approved.

The commonly missed items

Ceiling grid and tiles, floor screed level, partition removal, electrical and data trunking, sprinkler and detector positions, and making good the base-build finishes are the items most often disputed.

Timing against lease expiry

Reinstatement usually has to complete before lease expiry, not on it, so the programme must be set backwards from the handback date with a buffer for the landlord's inspection and rectification.
