Additions and alterations to landed housing can involve URA submission, structural engineering endorsement and building plan approval. The approval path, not the design, usually sets the timeline.

Who buys landed

IRAS charges Additional Buyer's Stamp Duty of 0% for a Singapore Citizen's first residential property, 5% for a Permanent Resident's first, and 60% for foreigners on any residential property; the rate is fixed by buyer profile at the date of purchase. Under the Residential Property Act a permanent resident is treated as a foreign person for landed property and requires case-by-case approval, so the qualifying question for landed work is citizenship rather than budget.

Scope tends to be sequenced in phases

Landed projects are usually phased — structure and envelope first, then services, then finishes — because later trades depend on approvals that arrive at different times.
