Air-Conditioning in an HDB Renovation

System sizing, trunking routes, condensate drainage and why aircon is planned before the ceiling.

Aircon comes before the ceiling design

The route the refrigerant piping and condensate drain take determines where a false ceiling or bulkhead is required, and how much ceiling height it costs. Planning the ceiling first and the aircon second is the most common cause of a bulkhead appearing where nobody wanted one. TO FILL: aircon system supply-and-install by number of indoor units

Sizing is a calculation, not a preference

Capacity is matched to room volume, glazing area, orientation and occupancy. An undersized system runs continuously and never dehumidifies properly; an oversized one short-cycles and leaves the room clammy.

Condensate drainage is a gravity problem

The drain must fall continuously to its discharge point. Where a flat's geometry makes that impossible, a condensate pump is added — and a pump is a serviceable item that needs access.

Servicing is an ongoing cost, not a one-off

In Singapore “aircon servicing” means the routine clean of filters, coils and drainage that keeps a system dehumidifying properly, and it is a recurring cost separate from installation. A system installed without thinking about servicing access becomes more expensive to maintain than one that was. TO FILL: aircon servicing price per unit

Installation and servicing access

Fan coil units need periodic servicing, so the access panel position belongs on the ceiling drawing. Air-conditioner installation work is required to be carried out by a trained installer (HDB).
